Catalina Foothills sits in one of the highest price bands in the Tucson area, but even here the market is not one-size-fits-all. Many homes are well above the Tucson median because buyers are paying for views, lot size, privacy, and school reputation. A home in Ventana Canyon or La Paloma may appeal to second-home buyers or higher-end owner occupants, while an older foothills property with deferred maintenance may attract a very different crowd. The lot, the orientation, and the amount of updating often matter more than square footage alone.
